WHAT TYPE OF INSPECTION DO YOU NEED?

GENERAL INSPECTIONS

We inspect 400-600 components in 9 major categories and systems for: 
  • Pre-Purchase (contract-contingent),                     including for "as-is" contracts
  • Pre-Settlement
  • Pre-Listing
  • Check-up of your present property

PARTIAL INSPECTIONS
These are usually for a few items or systems, or even just one! Suitable for:
 
  • Existing structures and new construction
  • Additions/improvements, renovations, repairs
  • Specific inspections such as wet basement, diagnostic, child/family safety

ABBREVIATED INSPECTIONS

A very basic check for major conditions and limitations, often requested before offering a contract, when a bidding war is anticipated, or if contingencies are not used. Further inspections may be needed.

NEW CONSTRUCTION
For a new house/condo, or for a new addition, renovation, or remodeling project. Ask about our specially-priced New Construction Package*.
  • PRE-DRYWALL (PRE CLOSE-IN)
  • PROGRESS / DRAW
Geared to the stage and scope of construction, e.g. to inspect components and materials before they’re concealed by walls, floors, landscaping, or to confirm that work is done correctly and identify needed remedies.
  • FINAL or WALK-THROUGH INSPECTION
Before making final payment, double check that everything is properly installed and in normal working order.
  • WARRANTY INSPECTION
Most new work has a specific warranty period (typically 1 year) which determines your timeline for informing the contractor about defects and deficiencies. If you have any concerns, let an unbiased expert evaluate and document conditions.

*NEW CONSTRUCTION PACKAGE
Because new construction often involves more than one inspection, we apply a favorable discount on your second inspection. For example, if we have done your pre-drywall, you are entitled to a reduced fee on your final.  

ADDITIONAL INSPECTION SERVICES

These are available with or without an inspection.
  • Mold Testing
This is an essential first step when dealing with mold, which many try to kill with bleach, but that won’t stop it! What kind of mold do you have (remedies vary) and how do you keep it from coming back?
  • Radon Screening
There are documented health risks associated with the presence of radon above a certain level, and yet the remedies can be easy to implement. Your first step is proper testing for the presence of radon by our NRSB Certified Measurement Specialist and NRSB Accredited Radon Laboratory.
  • Water Testing
Did you know that common installation errors in your home -- utilities, appliances, HVAC, plumbing connections, and more -- can compromise the safety of your drinking water? Have you tested your water for lead and other contaminants? What steps can you take to protect your family?
  • Asbestos Testing
There's a 60% chance that there's asbestos even in new homes. But is it a current risk, and should you address it? Or, are you better off leaving it alone? That depends. Make informed decisions with AFFILIATED services.


OTHER TYPES OF INSPECTIONS
We've been called to inspect everything from unusual cracks to an odor or noise of undetermined origin. You might need:
  • WET BASEMENT INSPECTION
Water entry and associated building damage can be confusing to diagnose and difficult to remedy. Let a disinterested third party separate myth from fact and outline the most effective remedies.
  • DIAGNOSTIC INSPECTION
What’s that smell? Where's that leak coming from? How much will it cost to fix? Why do those tiles keep coming up? Do I really need such an expensive furnace? Can I safely take out those walls? An unbiased professional opinion will help you and your contractor implement appropriate, cost-effective remedies for defects, recurring problems, project challenges.
  • CHILD/FAMILY SAFETY INSPECTION
