AFFILIATED inspects over 600 components and systems
Exterior Walls and Attachments ...includes 18 categories such as siding and masonry, windows and doors, porches, chimneys, decks, and garages. Items are inspected for structural integrity, proper operation, and weather seal. Insufficient maintenance is common here.
Roof and Attic...covers 17 components, including roofing membranes, gutters and downspouts, roof decking and framing, ventilation and insulation. Moisture and thermal protection and condition of structural supports are the focus here.
Foundation...contains 14 important elements which provide the primary load-bearing assemblies for the structure and control water penetration into the structure. Special usage areas such as mechanical, laundry, and finished rooms are carefully checked.
Interior...includes 19 groups consisting of structural members and finish elements to walls, ceilings, floors, stairways, fireplaces, chimneys, and the like.
Heating and Cooling...covers the 24 HVAC components and systems which provide the heating, cooling, exhaust protection, ventilation, etc., that maintain the desired climate in the structure.
Electrical...includes 13 groups of components that provide electrical service, over-current protection, and ground-fault protection to the utility, convenience, and lighting circuits throughout the structure. We check outlets, switches and fixtures, and review circuit capacity.
Plumbing...consists of 12 piping, fixture, and appliance groups designed to deliver cold and hot water, control sanitation at the points of usage, remove waste water, and keep sewer gas out of the building.
Appliances...more than 12 different types found in kitchens, laundries, and elsewhere are checked for performance and damage.
Grounds and Sitework...encompasses 10 key segments such as walks, drives, patios, retaining walls, grading, and some detached structures. Basic considerations are access, site use, and drainage.
