YOUR INSPECTION REPORT

AFFILIATED reports are custom written for each inspection. A report includes the inspector's verbal report and commentary during the on-site, and the written report which is organized by component groups and systems and usually includes: 
  • Inspector's field report notes visible conditions observed, such as damage/defects; components in need of remedy or other attention; level of wear and tear observed; a general rating that provides perspective; and commentary that may address safety concerns, magnitude or urgency of a condition, recommended upgrade or similar information
  • Informational photographs to help you recall components and visualize conditions flagged during the inspection 
  • Summary of items rated for remedy, some other type of action or concern, organized by system
  • Reference booklet that helps you to understand normal home maintenance and other important homeowner information; includes a handy notes section for you to jot down your own notes and questions during the inspection
  • Additional information or third-party materials that are relevant to your particular inspection
  • Written lab analyses/results for any additional services that were performed, with links to information resources
 

TIMELINES AND DEADLINES

~~ Scheduling factors include: 
-- your purchase contract inspection deadline 
-- for new construction, the date/time your builder specifies for us to do your pre-drywall or walk-through inspection
-- your availability to attend the inspection or review the report
-- time frames for additional services such as radon screening or mold sampling.

~~ Typical AFFILIATED timelines are:
Inspection: written report via email, usually within 1-2 business days following completion of your inspection.
Radon screening: short-term screening, including for real estate transactions, requires a 48-hour test period. Add time for us analyze results and provide your report via email, usually the day your test concludes. Alternate scheduling, such as early placement or Saturday pickup, can be arranged if needed. 
For long-term screening (91-365 days), written results 2 business days after the end of the test.
Mold sampling: standard turnaround for swab samples is 3 business days for written results via email; expedited results are available.  Clearance testing following mold remediation is done by air sampling; written results in 5-7 business days.
Asbestos sampling: standard turnaround is 3-4 business days from the time the sample is taken to receive written results via email; expedited results are available.
Water sampling: 8-14 business days for written results.
